East of I-95, Delray Beach is older than its median suggests

Delray’s median construction year lands around 1983, but that number hides the split. East of I-95 — Lake Ida, Osceola Park, Tropic Palms, the Marina district — you are working in 1950s and 1960s bungalows, many of them mid-renovation or waiting to be torn down. West of Military Trail, in Kings Point, Palm Greens and the gated communities, the housing is decades newer.

That eastern stock is where the real electrical work lives: original panels, undersized services, cloth or early aluminum branch wiring, and additions that were wired by whoever was cheapest at the time. It is also the part of the city with the most renovation activity, which means more permitted work and more inspectors.

Delray adds one wrinkle almost no other city here has: historic review. Properties in and around the Marina Historic District, Del-Ida Park and the Atlantic Avenue corridor can require Historic Preservation Board involvement, which changes the timeline if you find out about it late.

What Delray Beach electrical work involves

A hard east–west split

1950s and 60s bungalows east of I-95 need panels, service capacity and rewiring. Western gated and 55+ communities need EV charging, lighting and troubleshooting. The estimate conversation is genuinely different depending on which side of the highway you are on.

Historic review is real

Properties near the Marina Historic District, Del-Ida Park and the Atlantic Avenue corridor may require Historic Preservation Board review. Exterior work — meter relocations, service masts, exterior lighting — is where this bites.

Renovation-era wiring

Older east-side homes have usually been added onto more than once. We frequently find three generations of wiring in one attic, with the newest circuits fed from the oldest panel. Sorting that out properly is the job.

Kings Point and the 55+ communities

Large age-restricted communities mean association approval, restricted work hours and a resident base that values being told plainly what is wrong and what it costs. Troubleshooting and lighting are the bulk of the work there.

Barrier-island corrosion

Along the beach and the Intracoastal, exterior electrical equipment corrodes fast. Coastal-rated enclosures and copper conductors are the only specification worth installing on that side of A1A.

Permits run through Accela

Delray Beach Development Services runs a fully digital permit process through its Accela portal, with trade permits typically issued in a few business days. A Notice of Commencement is required above the statutory valuation threshold.

Questions

Delray Beach electrical FAQ

How long does an electrical permit take in Delray Beach?
Delray Beach Development Services runs a digital process through its Accela portal, and trade permits such as electrical are typically issued within a few business days, with larger residential reviews taking longer. A Notice of Commencement is required above the statutory valuation threshold. We handle the filing under License EC13005989.
My home is near Atlantic Avenue. Does historic review apply?
It can. Properties in and around the Marina Historic District, Del-Ida Park and the Atlantic Avenue corridor may require Historic Preservation Board involvement, particularly for visible exterior work like meter relocations, service masts or exterior lighting. We check that before quoting a timeline rather than after.
What is typical for an older home east of I-95?
Original or once-replaced panels, a 100-amp service, and often several eras of branch wiring layered together from past additions. The usual path is a load calculation, a permitted service and panel upgrade, then addressing the branch circuits that are actually deficient — rather than rewiring everything by default.
Do you work in Kings Point and the 55+ communities?
Yes. Association approval, restricted work hours and certificates of insurance naming the association are routine for us. Most of the work there is troubleshooting, lighting, and safety upgrades rather than large renovations.
Can you install an EV charger at a Delray condo?
Usually yes. Florida Statute 718.113 prevents a condo association from prohibiting an EV charger in an owner’s parking space, subject to reasonable conditions. The work is a load study, an association package and the permitted install — we do all three.
Are you licensed and insured?
Florida State Electrical License EC13005989, with general liability and workers compensation in force. Certificates of insurance are available on request for associations, property managers and general contractors.
