Electrical work built around how Coconut Creek was actually built
Coconut Creek is a planned city, and that shows up in the wiring. Most of it went up between the late 1970s and the late 1990s — concrete block, flat or low-pitch roofs with almost no usable attic, terrazzo and tile over slab. That combination decides how a job gets run before anyone opens a panel.
It also means a large share of homes here are sitting on panels designed for a much smaller electrical life. Add a modern air conditioner, a second refrigerator, a pool pump and a car charger to a 1980s service and the math stops working. Kitchens and bathrooms from that era also predate current GFCI requirements, which is why so much of our work here is safety retrofit rather than new construction.
And Coconut Creek is condo country. Wynmoor alone is roughly 5,260 units across 133 buildings and 44 separate associations. Working there is as much about the approval package as the conduit — we handle both.

What Coconut Creek homes and condos actually need
Late-70s to 90s panels
Most of the city was built 1978–1999. That window is squarely inside the Federal Pacific, Zinsco and Challenger era, and it is also when 100- and 125-amp services were considered generous. Both problems show up here constantly.
Block walls, no attic
Concrete block construction with low-slope roofs means very little accessible attic space. New circuits usually run surface raceway, through soffits, or via careful core drilling — planned properly, it looks intentional instead of improvised.
GFCI retrofits
Kitchens, baths, garages and exterior receptacles in homes of this era typically predate current GFCI and AFCI requirements. High humidity makes this a real safety issue, not a paperwork one — and it is the cheapest meaningful upgrade most homeowners can make.
Wynmoor and 55+ associations
Wynmoor Village runs 44 condo associations under a community council. Access, approved hours, certificates of insurance and unit-owner versus association responsibility all have to be sorted before the first screw comes out.
Permits run through Broward
Coconut Creek uses the Broward County Uniform Building Permit Application and the Broward ePermits OneStop portal. The owner signature has to be notarized under Florida Statute 713.135 — a step that quietly stalls plenty of jobs.
EV charging in condo parking
Florida Statute 718.113 bars a condo association from prohibiting an EV charger in an owner’s parking space. Most electricians still treat condo EV work as too complicated. We do the load study, the association package and the install.
